Chapel Hill’s Downtown Innovation District – A Hub of Economic Growth

Chapel Hill’s downtown is undergoing an exciting transformation, with the development of the Innovation District bringing a wave of new projects, jobs, and economic opportunities. This initiative is designed to foster collaboration between UNC faculty, students, startups, established businesses, and the local community. From cutting-edge research facilities to trendy new eateries, the Innovation District is shaping the future of Chapel Hill.



Major Developments

Several key projects are either completed or underway in the Innovation District, collectively contributing to the creation of over 3,135 jobs. These projects not only provide much-needed office, retail, and lab space but also bolster the local economy through job creation and investments. Here are some of the highlights:


  • 306 W. Franklin: Chapel Hill Life Sciences BuildingThis 380,000 square-foot space is set to house research labs, offices, and ground-floor retail, contributing $379 million to Chapel Hill’s economy and creating 1,700 jobs with an employee compensation estimate of $111 million.


  • 110 W. Rosemary: Hotel & Conference CenterWith 88,000 square feet and 132 rooms, this hotel will offer extended-stay options, bringing in an estimated 35 jobs and providing a boost to Chapel Hill’s hospitality industry.


  • 125 E. Rosemary: Parking DeckParking can often be a challenge in busy downtown areas, but this new parking deck with 1,100 spaces (300 of which are net new) will significantly improve access to the district.


  • 136 E. Rosemary/137 E. Franklin: Innovation Hub BuildingThis hub, housing the UNC Innovate Carolina Junction and BioLabs NC, will offer 120,000 square feet of office, lab, and co-working space. It’s expected to generate 200 jobs and serve as a focal point for innovation in the region.


  • 150 E. Rosemary: Wet LabsThis state-of-the-art facility will provide 228,000 square feet of office and lab space, supporting the life sciences sector and creating 800 jobs.


A Growing Retail Scene

The district isn’t just about innovation in business and science—it’s also becoming a destination for dining and shopping. Several new restaurants and retail outlets have opened, with more on the way:


  • Recently Opened: Playa Bowls, Zayka Indian Cuisine, VooDoo Wings, Starbucks, Cosmic Cantina, Beauty Art Studios.


  • Coming Soon: Pulp Juice & Smoothie Bar, Próximo, Cloud 9 Smoke Shop, and new restaurants and retail spaces.


Public Investment

To date, the Town of Chapel Hill has invested over $50 million in the Innovation District, funding projects such as:

  • $51M for the 125 E. Rosemary Parking Deck

  • $500K for Streetscape & Mobility Plans

  • $300K for the Clean and Green Program

  • $270K for Alley Renovations

  • Various amounts for wayfinding, plaza planning, and other improvements


These investments ensure that the district remains accessible, vibrant, and well-maintained.


Economic Impact

The Innovation District’s total estimated economic impact is an impressive $379 million. With 394 new residential units, 132 extended-stay hotel rooms, and 380,000 square feet of office, retail, and lab space, the district is poised to become a central hub for both economic growth and community engagement.
